DXL Big + Tall moving to new space in Manhattan's Chelsea neighborhood

DXL Big + Tall is planning to move to a new location in Midtown Manhattan. The men's apparel company will move to Chelsea at 675 Avenue of the Americas, where it signed an eight-year lease for a 10,500-square-foot retail space. The company is relocating from its current space at 703 Avenue of the Americas as renovations take place at the property.

“Securing a new, marquee location in Chelsea is an important step in our endeavor to better serve the Big + Tall customer,” DXL President and CEO Harvey Kanter said in a statement.

GFP Real Estate, which owns 675 Avenue of the Americas, was represented in-house on the transaction by Jeffrey Gural, chairman and principal. Benjamin Birnbaum and Andrew Taub of Newmark also worked on GFP's behalf to close the deal. Cushman & Wakefield's Joanne Podell and Michael Shalom represented DXL Big + Tall.

“DXL Big + Tall wanted a prime corner location convenient to its existing store, which the landlord needed to take back for renovations being made to the building,” Gural said in a statement. “Fortunately, its new location at 675 Avenue of the Americas will provide enhanced visibility and convenience for DXL Big + Tall's clientele."

DXL's new space was once home to Harmon Face Values, which closed more than 50 stores in early 2023.

The asking rent for DXL's new retail space was not disclosed, but the average retail unit in Manhattan's retail corridors goes for about $669 per square foot, according to CBRE's latest report.

The building at 675 Avenue of the Americas was built in 1901 for Adams Dry Goods department store. Some of its signature amenities include rooftop space for tenants and a 24/7 lobby.
